Is the calculator result a quote?

No. The calculator shows a planning range based on the published Orion cost guides. A price becomes a quote only after scope, site conditions, selections, and written assumptions are reviewed and confirmed in a written estimate.

Where do the calculator ranges come from?

Every range is a subdivision of the planning ranges published in our Toronto and Southern Ontario cost guides, which reflect the scope levels, cost drivers, and trade work we review on real projects. Ranges are shown before HST.

Why does finish level change the range so much?

Material selections, custom work, structural changes, and permit-sensitive scope are the largest cost drivers on most renovations. Standard finishes keep a project near the guide floor; premium or custom work moves it toward or beyond the guide ceiling.

Does my city change the estimate?

City selection confirms service availability across Toronto, the GTA, and Southern Ontario. Access, parking, permit timelines, and condo rules can affect final pricing, which is why the written estimate reviews site conditions before any number is confirmed.
